Future Perfect Passive
is used to express that by a certain time in the future an action will be done to the subject. This tense has all of the magic words that each of the tenses that it consists of have:

1) Will to express the future,
2) Have
to express the perfect
3) The to be verb in the past participle to make it passive.
4) The verb in the Past Participle tense.

         Example: I think the air in Santiago will be clean by the year 2020 because the subway system will have been developed extensively.
